Rental Property Requirements
- Each applicant must submit copies of their last 3 pay stubs, last 3 phone bills and last 3 electric bills along with a copy of your driver license. If applicant is starting a new job, applicant must be prepared to submit and “offer letter”. Otherwise, a letter on company stationary must be submitted verifying job title, start date, salary and name of supervisor. A FULL CREDIT REPORT MUST ACCOMPANY ALL APPLICATIONS (UNLESS YOU ARE A STUDENT) AND CAN BE OBTAINED FOR FREE AT WWW.ANNUALCREDITREPORT.COM.
- The monthly rent can not exceed 45% of your gross monthly income. If there is more than one applicant, incomes will be combined.
- If there are no credit references, or applicant has been employed less than six (6) months, the owner of the property may require a co-signer. The co-signer must be employed and reside in Delaware.
- Owners regulate pet approval. If they request a “no pets” policy, they will not consider any pets. If pets are permitted a refundable pet deposit will be required in addition to the required security deposit.
- Deposits to hold rental properties will not be accepted. Security deposits are required to be paid in full before the signing of your lease. Only certified funds will be accepted for said deposits and first month’s rent.
- Partially completed applications will not be processed.
- Menaquale Property Management does verify income, employment, previous landlord references, judgments, evictions and credit. If you have any judgments or evictions we will not be able to rent to you. Landlord references will also be cross-referenced and verified.
- There is a $25.00 application fee required with each application in order to have it processed. If you are offered the rental property the application fee will be deducted from your first month’s rent. If you would rather skip the application fee please submit a recent copy of your full credit report which can be obtained from either freecreditreport.com or annualcreditreport.com.
