Rent Payments ~

Rent is due on the first day of the month and no later than the sixth (6th.) day of the month. If rent is received after that time frame a 5% late fee will be applied.  Any checks returned due to non sufficient funds will be charged a $35.00 returned check fee.  Only checks and money orders will be accepted for rent and invoice payments.

If rent is not paid as required will will take the necessary steps to collect along with sending the five (5) day notice as required by the Delaware Landlord/Tenant Code and fill in the JP Court for judgment and possession.

Maintenance ~

Tenants should take care of the rental premises and treat it as if it were their own.  Tenants are responsible for minor repairs and are required to comply with all lease stipulations as well as local housing codes.  If you need work done at your rental property please furnish the request in writing.

Renters Insurance ~

Renter's insurance is required and protects your property against several types of losses including personal property damange, temporary living expenses and injury or damage stemming from your negligence or that of your family memebers and/or guests.
